The construction process of a new home

At some point in your search to find the right house, you decided that the best way was to build a new house. You may have loved the idea of beginning with a blank canvas. Once you've chosen to construct your dream house, it's necessary to understand the process of building a new home.


To-Be-Built Homes vs. Quick Move-In Homes


You have to understand the difference between the "to be built" houses and the "quick move-in" house before learning the new house building process.


To-be-built homes are new houses that are constructed on a particular lot that you have bought. With this kind of house, you will have a say in many of the features of structure and are involved in almost every stage of the construction process.


Quick move-in homes, also referred to as speculative homes, are houses that are constructed partly or entirely before they are purchased by an owner. There are a number of reasons why buyers prefer a spec home over a home to be built, but the main reason is always time. Many buyers are in a hurry to buy and move into their new homes.


Select the Structural Options


The next step is choosing the structural options for the home after you sign the contract to build a new home. This usually happens a few days after you sign your name on the dotted line, but it may be as long as two weeks, depending on your schedule.


To guide you through the process, some construction companies have architects on hand. They customize your home to fit the style and needs of your family. The architects let you pick structural options like kitchen cabinets, flooring, lighting fixtures, and backsplash, etc.


Apply for Permits


Your building contractor will start applying for the necessary building permits once all the structural options are selected. Please keep in mind that times for permits differ by city. The actual construction phase may start after the permits are approved.


Start Construction


Beginning to finish, the construction of new homes typically takes four and a half to six months to complete the construction process. Although this time period is largely dependent on a variety of variables like weather and type of house. A vast estate would take longer to construct than a townhouse with just a few structural options. Extravagant houses will take 8 or 9 months to build.


Hold a Frame Meeting


Your dream home is going to look like an actual house at this stage. Now, it's time for the frame meeting to take place. Here, you can meet at your future home with construction associates. The design associates will guide you through the structural options you have selected at the construction site during the meeting. If you have selected a den instead of a spare bedroom, for example, they will point out space during the walkthrough. It's necessary to ensure that all is right before the contractor begins finishing the walls.


Final Orientation


After the new home building is done, a quality inspection of the home will be conducted by the contractor. It's time for your final orientation after the inspection. Usually, this meeting is expected to take place one to two weeks before you close on the house. Someone from the construction company will meet you at your new house. You will walk around with either a sales or building associate during the meeting and he/she will show you how everything from the garbage disposal to the electric panel works in the house. If the contractor has nothing to resolve (e.g. incorrect fixtures), you can continue with the closing and then move in as soon as you would like.
